Modis Navnirman Wins Redevelopment Mandate for Landmark Kandivali West High-Rise Tower Project

Modis Navnirman Limited has secured the redevelopment mandate for New Chitra Co-operative Housing Society Ltd., one of the earliest high-rise residential towers located in Kandivali West, Mumbai. The

redevelopment project will replace the existing 14-storey structure—constructed more than three decades ago—with a modern commercial-cum-residential tower designed to meet contemporary urban and safety standards.

The project is being developed on a land parcel of approximately 2,300 square metres and is expected to generate an estimated Gross Development Value (GDV) of around ₹160 crore. According to the company, the new development will include thoughtfully designed residences, curated commercial spaces and modern amenities aimed at offering a future-ready environment for residents, businesses and investors.

Existing members of the housing society are expected to benefit from larger homes with improved layouts, enhanced specifications and upgraded infrastructure. The redevelopment plan also includes dedicated parking facilities, improved common areas and modern building systems. Sustainability has been integrated into the project design, with provisions for energy-efficient systems, rainwater harvesting, advanced fire-safety mechanisms and smart building technologies aligned with current environmental and structural norms.

Strategically situated in Kandivali West—one of Mumbai’s rapidly developing residential and commercial corridors—the project enjoys strong connectivity and access to established social infrastructure. The redevelopment is expected to add further momentum to the neighbourhood’s transformation while offering upgraded living and commercial spaces.
